Design Process

Initial meeting & Design Brief

Initial no-charge meeting/consultation to discuss about the Client’s ideas, requirements, inspirations, & the scope of work including the budget & timeline, which allows us to take the brief & initialize the design concept, during this meeting, we learn about the client's personality, lifestyle & tastes which help us create a project that is a true reflection of them.

Concept Development & 2nd Meeting

Depending on the Design brief & an in-depth research, concept & design solutions are developed in the form of schematic sketches including (bubble diagram, zoning) showing space utilization & adjacencies. Mood boards, concept boards & a design statement are created to show the styles, colors, finishes, product selection & design direction. A design proposal is presented to the Client during the meeting.

Space planning

Following the feedback on the schematic sketches & utilizing every m2 to best accommodate the Client’s needs, efficient draft layouts of the spaces are created, taking into consideration the circulation flow & orientation of the spaces. Few options are created showing different furniture layouts to be discussed and agreed on with the Client.

2D Technical / CAD Drawings

In response to the Client’s comments & requests on the draft layouts, finalized functional plans are created including Demolition & Construction plan, site plan, floor plan, roof plan & RCP (reflected ceiling plan), Elevations & Sections (Exterior & interior) & Schedules (Plumbing, Furniture, Finishing, Lighting).

3D visualization

Upon finalizing the 2D Drawings, detailed 3D views are created of the complete look of the project, to be finalized and agreed on by the Client.

Cost estimation & Time Frame

Including materials, labour & the fee for interior design services. At this stage, project costs can only be estimated as precise costs can be obtained only after submitting the finalized construction drawings to the contractors, suppliers and installers for their bids along with the time frame showing detailed schedule for the project & a proposed completion date.

FF&E selection

(Furniture, Fixtures & Equipment selection) we create a catalogue including each and every item to be purchased, once it’s been approved by the Client, a detailed cost plan is presented which sets out the cost of each item & the total cost of all items. To give Clients the best value, everything is supplied with the benefit of Interior Designers’ discounts as available.

Implementation/Construction

After everything has been purchased, we begin with the:
Demolition: (Removal and disposal of existing furniture, demolition of walls, carpets, flooring, cabinets, tubs, lighting, etc)
Construction Process: (patching and repairs of walls & ceilings, prepping of floors for tile, vinyl flooring, or carpets, prepping of shower walls for tiles or tubs etc)
Installation: of all the finishings & fixtures such as (moldings, wall covers, tiles, floorings, vanities, stone tops, sinks, faucets, tubs, showers, toilets, cabinets, shelvings & appliances)

Project Management

Progress of the project is managed & monitored by site visits on regular basis to make sure work is completed according to the design specifications & any issues arising in the course of the project are resolved in a timely & pragmatic manner.

Furniture Placement & Project Handover

After the construction & installation of finishings & fixtures is complete, a full cleaning of the space is done prior to the delivery & positioning of furniture & accessories (such as upholsteries, case-goods, lightings, artworks, mirrors, mattress & beddings, window treatments & decorative accessories). Arriving at the last step of handing over the project to the Client, the most exciting moment for the Client & most fulfilling for the designers!
